Prince|Alexander was hired by the developer and Owner of this 140-acre parcel just east of Indiana Univerisity (IU) in Bloomington to develop a land-use plan that would secure zoning approval from the City. There was already a multi-family zoning assigned to a portion of the land that allowed a high density development. However, IU was a lay player in the process and wanted an elementary school that was outdated and land locked next to the campus moved to a better and more appropriate site for the school. Through the zoning negotiations and as a bargaining chip, the developer agreed to donate the land for the 140,000 sf. elementary school in return for a higher overall density of the development. Prince|Alexander proposed numerous alternative plans, analyzed complex topo-graphic issues, road and utility conformations until a final plan was achieved and approved. There are 132 home sites and 84 apartments.
