Smith Building

Vernal Pike Office (Smith) building on State Road 37 in Bloomington, Indiana, was a complicated zoning development project for a variety of reasons. The multi-tenant building contains 10,000 sq. ft. on 2 floors and a full walk-out basement. The small 2 acre site was oddly shaped and was adjacent to a PCP cleanup site that had a lot of negative public perceptions. By strategically placing the building to take advantage of the topography we were able to minimize the number of stairways and exists required. At the time the building was built in the early 90’s there was virtually no other development in the area. The owner wanted the building to create a “high-end” presence on the site to keep property values up. The white brick and reflective glass changed the area, which is now densely developed.
